General questions about LiDARs

Will leak detection damage my property?

No. We use non-invasive technology — thermal imaging, acoustic sensors, tracer gas and ground-penetrating radar. No drilling, cutting or demolition required in the vast majority of cases.

Does insurance cover leak detection?

Many BC home and commercial policies cover detection costs when water damage is present. We provide detailed, photo-linked reports specifically formatted for insurance claim documentation.

How quickly can you respond?

Same-day response for active leak emergencies across Greater Vancouver. Scheduled appointments typically available within 24 hours.

Do you serve commercial and government clients?

Yes — and equally. Our certified technicians work for residential, commercial and government / institutional clients throughout Greater Vancouver. Same equipment, same reporting, same standard.

What if you don't find a leak?

You still receive a comprehensive report confirming no active leak was detected on the date of inspection. This documentation is valuable for insurance, property sales and ongoing monitoring.

Are you the same team as Leak.ca?

Yes. LiDARs is a sub-division of Leak.ca. Every service is delivered by the same certified Leak.ca team, with the same equipment and reporting standards.

Are your technicians certified?

Yes — technicians hold professional certifications relevant to their disciplines, including thermography, acoustic leak correlation, ground-penetrating radar and pipe inspection.

Can you bill municipalities and procurement departments?

Yes. We issue compliant invoices, carry the required commercial liability insurance, and produce documentation suitable for public-sector procurement and audit.

Will my property need to be evacuated for the visit?

No. Our methods are non-invasive and we work alongside occupants. For commercial properties we often work after-hours to minimize disruption.

LiDARs — specialist questions

What's the deliverable format from a LiDAR scan?

Project-dependent. Standard delivery is registered LAS or LAZ point cloud plus a decimated working copy. We also export E57, RCP, and DXF cross-sections on request, plus extracted 2D plans or 3D BIM elements as scoped.

How accurate is LiDAR data?

Modern terrestrial scanners deliver 1-3 mm accuracy at typical building-scale distances. Larger sites with multiple scan positions need control to maintain that accuracy across the dataset.

Can you scan moving water in pipes?

In-pipe LiDAR needs the line drained or partially drained. Flowing water deflects the laser. Sonar handles submerged conditions where LiDAR cannot.

What's the smallest pipe LiDAR can scan?

300 mm is the practical floor for in-pipe LiDAR. Smaller pipes fit CCTV better. Above that, LiDAR adds quantitative geometry.

Do you integrate LiDAR with GPR data?

Yes — combined deliverables show subsurface utilities (from GPR) on top of surface 3D (from LiDAR) in a single referenced dataset. Engineering teams use this for retrofit and infrastructure planning.

How long does a typical facility scan take?

Exterior of a commercial building: typically a day. Full facility interior plus exterior: 2-5 days depending on size and access. Specialist scans (pipe, vessel interior) vary widely.

Can LiDAR detect deformation over time?

Yes — repeat scans at known intervals, processed for change-detection, quantify movement to sub-millimetre. Useful for geotechnical and structural monitoring.

Is the data compatible with Revit / AutoCAD?

Yes — point clouds import natively to Revit, AutoCAD, MicroStation and other BIM/CAD tools. Extracted geometry is delivered in your preferred format.

Do you serve Vancouver Island or the Interior?

Our service area is Greater Vancouver. For work elsewhere in BC, please contact our parent company at Leak.ca, which operates regional teams beyond Metro Vancouver.

How does ferry-served access work for Bowen Island?

Same-day mobilization with ferry-schedule coordination. We carry equipment that fits on standard vehicles, and most Bowen Island jobs complete within a single sailing window.

Are there areas where you don't work?

Within Greater Vancouver: no. We deliver to every postal code in the Metro Vancouver Regional District and the surrounding municipalities within our service area.

Do you adjust your approach for sea-level / dyke-protected areas?

Yes — delta-soil construction in Richmond, Delta, and Pitt Meadows has its own moisture, slab, and drainage patterns we routinely investigate. The same applies for hillside areas like North Vancouver, West Vancouver, and Anmore.
